Real estate crowdfunding in Belgium is a modern way of jointly investing in construction and development projects. The model allows multiple investors to pool capital for projects that would individually be hard to access because of the high entry costs.

Through specialised digital platforms, investors can participate in a wide range of real-estate developments — from modern residential complexes and commercial buildings to renovations of historic properties and urban regeneration projects in Belgian cities. Once a project is completed and the expected results are achieved, the profit is distributed proportionally among all participants.

    Open an investor profile

    Register once with your national registry number and a Belgian bank reference. Our KYC follows FSMA guidelines and takes less than eight minutes on average.

    Select a high-rise project

    Review project files for developments in Brussels, Antwerp, Ghent or Liège, with a full financial prospectus, building permits and schedule.

  3. 03

    Set your contribution from €250

    You decide how much you contribute. Your funds sit on a regulated escrow account until the funding round is closed.

  4. 04

    Receive returns and reporting

    Follow the site live and, upon delivery, receive your share of the net result, transferred automatically to your Belgian bank account.

Frequently asked questions from Belgian investors

Do I need a Belgian bank account?+

Yes. Under the Belgian anti-money-laundering act of 18 September 2017, every deposit and pay-out flows through a Belgian or EEA bank account held in your own name.

How is my return taxed?+

Interest on loans is subject to the Belgian withholding tax of 30 %. We provide an annual 281.40 tax form for your personal income tax return.

What happens if a project is delayed?+

Every site is covered by a ten-year liability insurance and an additional completion guarantee. Delays are reported within 48 hours through the investor portal.

Can I sell my participation early?+

From month twelve an internal secondary market is available, on which you can offer your participation to other registered Belgian investors.
